Tips For Mobile Home
Buyers |
- Note: Most homes listed are
offered at current market value. You will find some that are
below this value since the ownere wish a quick sale. Any offer
you make on any home is presented to the seller. If you do not
make an offer too far below the asking price in many cases it
will be accepted. If not, we will always try to negotiate a price
acceptable to both you and the buyer.
- When contacting the sales agent,
be flexible. Try to arrange a good time for everyone so you can
view the home(s) you are interested in un-rushed.
- Remember, agents are busy, you
are busy and the home owner may be busy
or needs to have time to get presentable.
- Keep in mind that you are looking
mainly at the location, size, layout and amenities of the home.
It is possible that the home may not be clean because the owner
is disabled, elderly or that the property has been vacant for
some time. A good thorough cleaning can make a world of difference,
so try to overlook that aspect. Overlook the clutter. That can
be changed if and when you buy the property.
- Look at the condition of both
the outside and the inside of the home. Does it need work? The
asking price probably already may reflect this but with a little
elbow grease and some repairs or updates you could have a home
you are proud of at a reasonable cost.
- If you want to purchase a home
and move in as quickly as possible, ask our agent to show you
only homes that are in good condition and pretty much in move
in condition. This will save both you and the agent a lot of
time and make your home hunt more productive.
- Be polite. Even if the home
decorating is terrible, remember, this is the sellers home. Respect
their property and don't comment on personal items in the home,
unless it is a positive comment. If the home is being sold furnished,
you can always substitute your own items and either sell or give
away the un-wanted items.
- Feel free to ask the sales agent
about traffic, noise, neighbors, local attractions, restaurants,
shopping, medical, etc. They are familiar with the area and can
be of great help to you. Get as much information as you can so
that you can make your decision wisely.
- Does the park/community allow
pets? If you have a pet, that may be important. If you don't
have pets, that may be equally important. Find out the policies
of the park. The sales agent can be of help on this matter.
- Make sure that the park policies
work for you. The sales agent can educate you on many of them
and put you in contact with the park management for answers to
questions they may not be able to answer.
- Check to be sure that you will
be able to sell the home if and when you want to. Ask about sales
policies. Can you put a sign in your window. Can you use an outside
agent? Is there a restriction on the age of the homes in the
park?
NOTE: Florida law allows you to sell your mobile
home using ANY licensed mobile home broker or as a for sale by
owner. Sign placement is determined by individual park rules.
If you wish to replace an existing home, park rules stipulate
ages allowed as well as sizes. It is always best to confer with
park management on their exact rules and regulations.
- If you will need to obtain financing
let our agent know or get pre-qualified before you start viewing
homes. Let the agent know that you are able to finance the home.
If you won't need financing, let the agent know that you are
ready, willing, and able to buy a home with cash.
NOTE: We can refer you to local financial institutions
that will handle mobile home loans.
- When you want to make an offer,
be aware that a down payment will be expected. We require a 10%
deposit on any offer. This shows us and the seller that you are
a serious buyer. Make sure you agree on all aspects of the purchase
before you give a deposit. By law, you have 3 business days after
your offer is accepted to back out and receive your deposit back.
Also, if you apply to the park for residency within the contract
guidelines and for any reason (has to be verifiable) are refused
residency, your deposit will be returned. If for any other reason
you refuse to honor the purchase agreement you will forfeit your
deposit.
- Be flexible. If the owner needs
more time to vacate the home, don't let that be a deal breaker.
You can always stay in a hotel if necessary. Some owners will
be more difficult than others. Keep focused on the property and
the big picture. On the other hand, if the owner happens to be
totally unreasonable on normal agreement requests, don't waste
your time with this home. Our agent will show you other homes
that might meet your requirements and have an owner that is more
agreeable.
- Arrange for insurance. Once
the property is signed over to you, the liability is also yours.
Even if the property was a bargain basement price, if you don't
insure it, you would be liable for any accident that might happen
on the premises. Take care of the necessities, and then, sit
back and enjoy your new home. We can refer you to local mobile
home insurance providers.
- Remember: Mobile homes are classed
as personal property much like a car. State and local sales tax
is payable on the sale, plus tag & title fees as is a small
closing fee to the broker. Our agent can give you a fair estimate
on these additional costs above the purchase price.
